A home loan is the biggest financial commitment most families make, so preparation matters more than speed. Start by fixing a realistic budget: your total EMI outgo should ideally stay under 45-50% of your net monthly income.

Next, arrange your down payment. Banks fund up to 90% of the property value for smaller ticket sizes and around 75-80% for higher values, so keep 10-25% plus registration cost ready.

Before paying any advance, get the property documents verified — parent documents, patta, approved plan, encumbrance certificate and tax receipts. A legal problem discovered after the advance is the most common reason files collapse.
